Deposits
Velvet Sheep Farms requires a 25% deposit for the total cost of the reservation. A major credit card (Visa, Mastercard, Discover, or American Express) is required to secure your reservation. Your balance will be due at check-in.

Cancellations
Each guest reservation is very important to us and cancellations affect us greatly. In the event that your travel plans change, a minimum of five (5) days notice of cancellation from the date of stay is required to receive a refund of any rates, deposits or fees paid in advance.  If less than 5 days notice is provided, you will be charged 100% of any advance deposits.

Velvet Sheep Farms reserves the right to charge the full quoted reservation fee for any cancellations made three (3) calendar days prior to the date of stay. (effective 2/10/2023)

Check-in Time
Guests are asked to check in between 2 p.m. and 5 p.m. on the first day of the reservation.  An advance notice of arrival time is preferred whenever possible to facilitate the check-in process. We are more than happy to accommodate an arrival time outside of this range with prior arrangement!

10:00 a.m.

Non-Smoking / Candle Policy
For the comfort and safety of our guests, all interior areas of at Velvet Sheep Farms are entirely smoke-free. A $250 cleaning fee will be assessed, at the discretion of the innkeeper, for lack of compliance with this policy.  For the safety of all guests, and due to the historic nature of our inn, the burning of candles is prohibited in guest rooms.

Pets
Unfortunately, due to the nature of our property and for the safety and comfort of our many resident animals, outside pets are not permitted.

Rates
Our rates are based on single or double occupancy and may change without notice. However, rates will not change once a reservation is confirmed. Seasonal demand may affect minimum night stay requirements. Listed rates do not include tax.  Any incidental charges incurred will be charged separately. A $20.00 surcharge per diem per room will be added to the daily rate for any individual over the age of twelve (12) staying in excess of two (2) adults per room (our rooms may accommodate up to three (3) individuals.

Unauthorized Guests
No outside guests other than those listed on the reservation shall be permitted onto premises without prior notice and permission of owners. 

No Call No Show
If a guest hasn't checked-in by 10pm without notice of late arrival or contact with the owners, entry will not be granted. The reservation will be considered canceled at that point and the guest will be charged any remaining balance on the full reservation.

Behavior Policy
Guests are asked to act in a considerate and polite manner, and to respect the bed and breakfast and their fellow guests. Any guest who is confrontational, disruptive, or destructive, may be asked to leave at the owner's discretion. The owners reserve the right to expell any person at any time and for any reason.
